Check In
If you aren't able to check-in between the hours of 3:00 and 9:00 pm, please call us in advance to make arrangements for late arrivals. If available, earlier check-in can be arranged. Letting us know your planned time of arrival will ensure a smooth check-in experience. Check-out is 11:00 AM. A late checkout charge of $25.00 per hour applies.
Breakfast
Breakfast is included with full rate rooms and for the number of guests on the reservation. For cabin reservations, a breakfast tray will be delivered from 7:45-8:45am on weekdays, and from 8:30-9:00am on weekends. You must contact us at least one day prior to your check-in date, and before 5:00pm to let us know if you desire breakfast, so that necessary preparations can be made. Contact the owner about special requests and group arrangements. Breakfast is not included with any promotional or discounted rate, but can be requested for an additional charge of $15/guest.
Rates Terms & Conditions
Must be at least 21 years of age with a valid ID, and all reservations must be made with a valid credit card, MasterCard, Visa, Discover or American Express. Personal checks only if paid ten days in advance. Taxes may apply. Children under 2 are free. Maximum 4 people in Cabana and Casitas, and The Big Lazy (largest room in the main house). All other rooms (there are rooms inside the main house that can be rented for larger groups) maximum 2, extra charges may apply.

SPECIAL EVENTS & HOLIDAYS: 50% non-refundable deposit required to reserve. 100% due 60 days prior to check-in date. NO REFUNDS!

CANCELLATIONS: Reservations made more than 6 months in advance have a 30 day 50% cancelation policy. No Refunds for Special Event & Holiday Reservations. Group Reservations (3 or more rooms) have a 30 day, 50% cancelation policy. Regular Room Reservations: No Refunds for Cancellations made within 14 days of check-in day. 100% cancellation policy within 5 days of check-in day. Extended Stay (7+ days) Reservations have a 30 day, 50% policy. Same day cancelations are nonrefundable. No shows will be charged. Please no telephone reservations or inquiries after 9:00 pm CST. Some dates/rooms require a minimum night stay.
Property Rules
Live Oaks Bed & Breakfast is a no smoking, no pets facility. SOME pet exceptions with a pet fee (see pet policies below). Ask the innkeeper. No lifeguard on duty at any time. Minor children must be supervised at all times. All posted pool rules will be followed. All damages are your responsibility and will be charged to your credit card. Responsible consumption of alcohol allowed. If you mistakenly take a room key please call and mail back to us as quickly as possible, if we don't hear from you within 3 days we will make a $50.00 charge on your credit card. $50 Excessive Cleaning (stained linens, bedding, etc) will be charged to your credit card if needed. No trash may be thrown down on property grounds, trash cans have been provided. Any day guests or visitors not registered must check in with the innkeeper. 4 day-guests allowed per room between the hours of 9am - 9pm.

PETS: On occasion, and at our discretion, some small-medium pets are allowed in only our pet friendly cabin. Prior arrangements and fees must be made with the innkeeper to accommodate pets. They must be well mannered, friendly, quiet & under their owner's control at all times. Their feces must be disposed of properly using pet bags & sealed to avoid bad odors. They are not allowed on any furniture and must be kenneled while left alone in the cabin.
